About the Development

SunLake Snagov Signature Collection is a high-end waterfront development located on the shores of Lake Snagov, Ilfov County, north of Bucharest. Set on a carefully selected 15,000 m² hillside plot acquired in 2024, the project brings to Romania a concept previously seen only in the world's most prestigious waterfront destinations: the marina villa — where each home owner has a boat berth directly accessible from their property.

Building permits were obtained in 2025, with construction set to begin in Spring 2026. Upon completion, the development will encompass 22 premium villas, a multifunctional building with luxury condominiums and commercial spaces, a private marina, and a watersports and leisure center.

Most villas benefit from direct lake views — a result of the natural hillside gradient of the plot, which ensures unobstructed panoramas for every residence. This is not a coincidence of design but a deliberate consequence of site selection: every decision in the development process has been made with the resident experience at its centre.

The origins of SunLake Snagov Signature Collection lie in two specific places. The first is Palm Beach, Florida — one of the world's most sought-after residential waterfront destinations, where a particular type of property has defined a style of living: the marina villa. Owners park their yachts and motorboats directly in front of their homes, stepping from the living room to the dock in seconds. The boundary between home and water virtually ceases to exist. The second is Empuriabrava, in Catalonia, Spain — home to Europe's largest marina, where thousands of villas line an intricate network of navigable canals.

Lake Snagov lies in Ilfov County, approximately 40 km north of central Bucharest. It is one of the most distinctive natural features of the Bucharest metropolitan area: a 16 km long, navigable lake with a surface area of approximately 6 km², bordered on all sides by mixed forest. It is home to a national historical monument — the 14th-century Snagov Monastery, built on an island in the centre of the lake — and has been a favoured destination for Bucharest residents since the early twentieth century.

The 22 premium villas are arranged across the hillside plot in three typologies — Extended Living, Signature Estate, and Compact Luxury — in quantities and positions designed to maximise both privacy and lake views. The natural gradient of the terrain creates a cascading arrangement where each row of villas maximises natural light. All villas are accessed from an internal private road within the gated community.
